Most people who want a plot, find one
Searching for land requires patience and determination.
Remember, there is no such thing as a perfect plot, and so holding out for an ideal site could delay your project for years.
Instead, be flexible and get to grips with each site’s constraints as there may be design opportunities.
Start by clearly distinguishing your “needs” from “nice-to-haves”—a large garden or driveway can significantly increase spatial requirements, while a modest footprint might suffice for a substantial home.
Assess the pros and cons of each site
Prioritise locations that align with your values and lifestyle.
Visit neighbourhoods at different times to assess noise, traffic, and community vibe.
Access to the sun is so important; south-facing plots in the Northern Hemisphere maximise winter solar gains and simplify summer shading, which makes life easier for Passivhaus projects.
Understand all the costs
The land cost is just one part of the equation: land plus construction costs plus a 20–30% margin must not exceed the finished home’s value. Factor in professional fees, utilities, and contingencies.
For first-timers, buying land with existing planning permission offers security. Finally, trust your instincts. If a plot lingers on the market or feels “off,” investigate further.
Walking the site at various times and speaking with neighbours can reveal hidden issues. Being persistent and using various different ways of finding a home will give you your best chance of success.
